Thank you for visiting our consultation website. This will be used to both explain and provide information on proposals by Lagan Homes for the development of land at Crowfoot Way, Broughton Astley.

The site extends to approximately 1.2 hectares in size and currently comprises a parcel of land located to the east of existing residential development on Crowfoot Way. The site is vacant land with mature trees and hedgerows located to its eastern and northern boundaries. The proposals are for a residential development of 30 dwellings, including policy compliant affordable housing. The proposal also includes details of the landscaping and public open space.

An application will be submitted to Harborough District Council as the Local Planning Authority and will be fully consulted on. Prior to that, comments are invited on the proposals and can be submitted directly to the Project Team using the button below and filling out the form.

Proposals and Needs

Whilst the accompanying Planning Statement and the Design & Access Statement will set out the development proposals in greater detail, a brief summary of each element of the scheme is provided below:

Residential Development

A key part of the scheme is for the development of the land to provide 30 dwellings, including affordable housing. The proposal will provide much needed housing in a sustainable location in Broughton Astley. It will assist Harborough District Council in addressing its current housing shortfall and contribute towards it being able to demonstrate a five-year housing land supply. The proposal will comprise the following mix and type of housing:

  • 9 two-bedroom dwellings;
  • 12 three-bedroom dwellings;
  • 8 four-bedroom dwellings; and
  • 1 one-bedroom dwelling.

12 (40%) of the dwellings will be provided as policy compliant affordable housing, in the form of 7 two-bedroom dwellings and 5 three-bedroom dwellings.

Car parking will be provided in line with the Council’s parking standards.

The Applicant has engaged with Harborough District Council’s Officers and Broughton Astley Parish Council as part of the evolution of the proposals.

Landscaping and Public Open Space

The proposals also include new tree planting and additional landscaping in the form of a landscape buffer located to the southern boundary of the site. The existing hedgerows and trees located to the site’s boundaries will be retained as part of the proposals. An area of public open space will be located centrally within the site to complement the existing larger area of open space on the existing Crowfoot Way development. Off-site open space contributions will also be provided. A footpath within our site and up to the site boundary at Geveze Way will be retained.

Access

Vehicular access will be provided via the existing development on Crowfoot Way. We will also retain the pedestrian link to Geveze Way to enable its future connection.

Design

In terms of the proposed design, the dwellings will be reflective of the existing vernacular and will match the existing residential development located to the west of the site so that the development will assimilate seemlessly into the wider area. The proposed development will provide a good standard of living and will achieve appropriate levels of amenity and car parking.

A landscape buffer will also be incorporated to the southern boundary, which will include the planting of native species.
